SUMMARY OF SPECIFICATIONS:

The Housing Authority of the City of Aurora, CO (“AHA”) is seeking advisory and consulting services related to the development of affordable housing on vacant land sites it owns.  AHA currently owns the following tracts of vacant land that it will be looking to develop into appropriate affordable housing within the next 5 years: • 30th & Peoria, approximately 5.5 acres o In April 2015, AHA selected a Design-Build team for the development of approximately 220 units of multi-family housing for this site. The site requires a re-zone for the development to move forward. The project will be commencing in May to meet with the Design-Build team, with plans/specs ready by January 2016. This is anticipated to be funded using a combination of 4% (non-competitive) Low Income Housing Tax Credits plus the State Housing Tax Credit, in addition to other local, state, and federal funding sources. • Ironton & Kentucky, approximately 3.2 acres o This site is currently zoned for an additional 105 multi-family units. AHA will be issuing an RFP in June for the architect/engineer/GCCM for this development. This is anticipated to be funded using a combination of 4% (non-competitive) Low Income Housing Tax Credits plus the State Housing Tax Credit, in addition to other local, state, and federal funding sources. • 16th & Fulton, approx. 1 acre o This site is under review as a possibility for permanent supportive housing for homeless Veterans. • 16th & Dallas, approx 12,300 sq. ft.  o No immediate plans 1. Assistance in securing the funding necessary for the various proposed projects, including an LIHTC allocation, construction and permanent debt financing, and various grants. 2. Coordination of the work of the AHA development team, including the project architect, general contractor, legal counsel, lenders, investors, professional consultants, and others related to the development and construction of the project. 3. Other activities related to the Project as requested by the AHA Executive Director or Deputy Executive Director for Property Operations and Development 4. Statement of whether or not new employees will be hired to work on this project (Section 3 regulations must be followed when recruiting new employees.  See AHA website.)
